Detached single-family home prices remained steady, closed sales increased, and pending sales were slightly higher than last March. At the same time, new listings were down for the month and homes took longer to sell, which tells us buyers are still active, but they are taking more time to make decisions.
What This Means for Sellers
For sellers, March is another reminder that pricing and presentation matter.
In North County San Diego, the median sales price for detached single-family homes was $1,167,000, up 0.4% from last March. Closed sales were also up 12.8%, which is a positive sign that buyers are still moving forward when they find the right home.
However, days on market increased from 27 days to 33 days, and new listings were down 5.6% compared to last March. That combination points to a market where buyers may have fewer new options coming on, but they are still being careful about what they choose.
The broader rolling 12-month numbers show a similar theme. The detached median sales price was $1,175,000, up 0.4%, while days on market increased to 35 days. So while pricing remains relatively stable, homes are taking longer to sell than they did during the same period last year.
