The May numbers show a North County market that continues to move toward a healthier balance between buyers and sellers. Inventory has increased compared to last year, giving buyers more options, while closed sales continue to trend higher. At the same time, homes are taking longer to sell and buyers are becoming more selective about the properties they pursue. Overall, demand remains steady, but today's buyers are paying close attention to price, condition, and overall value.
What This Means for Sellers
For sellers, May reinforces a trend we've been watching for several months: buyers are still active, but they are no longer feeling the urgency that defined previous years.
In North County San Diego, rolling 12-month new listings increased 2.8% compared to the prior period, while closed sales rose 5.7%. More inventory gives buyers additional choices, which means sellers are competing more directly with other available homes. Days on market increased from 29 days to 35 days, showing that buyers are taking more time to evaluate their options before making offers.
That combination matters. More inventory does not mean demand has disappeared. Buyers are still purchasing homes, but they are comparing options more carefully and responding strongest to homes that are priced correctly, well-prepared, and easy to understand.
The rolling 12-month numbers remain relatively stable, with the North County detached median sales price at $1,157,000, down just 0.9% from the prior rolling 12-month period. While inventory and marketing times have increased, the broader pricing trend continues to show resilience.
